Why we walk spaces pre-lease
Exhaust route, grease routing, power, gas and what the landlord has actually delivered. Those five answers decide the budget, and every one of them is negotiable before signing and fixed afterwards.
An operator who signs a bad lease has a project that goes badly however well it is built. We would rather spend an afternoon preventing that than a year managing it.
What we will not do to hit a number
Undersize exhaust or make-up air. Install an interceptor that will not pass. Substitute a finish the health authority rejects. Skip commissioning and balancing.
Each saves money during the build and costs more at inspection, or costs every evening afterwards in a room that smells of the kitchen and a front door nobody can open.
The rent clock is part of the job
From rent commencement until opening, an operator pays for a room that earns nothing. That number is usually larger than any construction saving, and it belongs in every schedule decision on the project.
So we say when a date is not achievable, at the point we can see it. An honest date you can plan around beats an optimistic one you cannot.
